Do you hold the EPA firm certification for lead-safe work?

Accepted Answer

Not today, and we will not print that claim until we can produce the certificate. There are two separate EPA certifications and we hold one of them. Alan Campbell holds the individual Certified Renovator credential, which is the accredited course that qualifies the person running lead-safe work practices on site. The firm-level certification is a separate EPA application for the company, and that is the number a property manager usually asks for during vendor approval. If your approval process requires a certified firm number before we can be added, tell us and we will tell you exactly where that stands. We would rather lose the vendor slot than misrepresent a certification, which is the same thing we would want from a sub.

Do you do mold work or water mitigation?

Accepted Answer

No, to both, and we will not take the job if you ask. Remediating mold in Florida requires a Mold Remediator licence and we do not hold one. Mitigation needs extraction and drying equipment and a crew built around it. We are the reconstruction side: once the space is dry and cleared, we hang and finish the drywall, match the texture, repaint and reset the trim. Do you need a contractor licence for this work?

Accepted Answer

Not for our scope. Florida House Bill 735 preempted local licensing requirements for a set of trades that includes painting, flooring, cabinetry and interior remodeling, so this work needs no contractor licence at any job value. We are not a licensed general contractor and we do not present ourselves as one. We do not do electrical, plumbing, roofing or structural work, which are the categories that do require licensing, and we will tell you on the walkthrough if what you are describing has crossed into one of them.

Do you work with single-family homeowners?

Accepted Answer

Generally no. We work for property managers, restoration contractors, general contractors, HOA and condo associations, senior living operators and hospitality. That focus is what lets us hold flat per-unit pricing and keep a schedule that multi-property clients can plan around. A single one-off job at one address is usually better served by a crew set up for it.

How fast can you return a COI and a W-9?

Same day you ask, during business hours. We know it is the second thing a restoration company or a management company asks for after the first conversation, and that a vendor file that sits for a week is a vendor file that quietly gets skipped. Question 6

How do you price unit turns?

Accepted Answer

Flat per unit, agreed before your turn season, not hourly and not quoted door by door. That lets you budget a building instead of chasing quotes, and it means we are not penalising you for a unit that happened to take longer. Anything beyond a standard turn gets flagged with what it adds before we start, never discovered on the invoice.

What does the photo documentation actually include?

Every unit gets photographed before work starts and after it finishes, and the set goes out with the invoice. Room by room, including the damage or condition we were called about. Managers tell us it settles deposit disputes without a phone call, and on post-eviction cleanouts the before set is the record of what was actually in the unit. It is standard on every job rather than an add-on, because the one time it is missing is the time somebody needed it.

Which areas do you cover?

Pinellas County first: Clearwater, Largo, Pinellas Park, St. Petersburg, Seminole, Dunedin, Palm Harbor, Safety Harbor and Oldsmar. We cross into Hillsborough and Tampa for portfolio clients and for restoration partners with steady volume. If your doors are just outside that list, ask rather than assuming.
